Referred to as Austin’s most nature-friendly neighborhood, Barton Hills features lush parks, pools, and botanical gardens. Bordered by Lady Bird Lake, Zilker Park, and the Colorado River, this area offers buyers properties with mature trees and lush greenery. Located just outside of Downtown Austin, this quiet neighborhood offers easy access to the buzz of the city.

Named after William Barton, one of Austin’s first settlers in the 1800s, this area is well-known for its hilly terrain and abundance of outdoor spaces. The Barton Springs Pool, which is the fourth-largest natural spring in Texas, provides the residents of Austin with a cool place for a swim; the 358-acre Zilker Park is within walking distance. The Barton Creek Greenbelt offers miles of rugged hiking and biking trails.

Some local favorites include Chuy’s Fine Tex Mex, a chain serving "big as yo' face" burritos and other Tex-Mex dishes in kitschy, Elvis-heavy settings; Broken Spoke, the last of the true Texas dance halls, serving barbecue, burgers, and sandwiches; and Gourdough’s Public House, offering an array of deep-fried appetizers and sandwiches and burgers built out of donuts.

Things to Do

Most Barton Hills homes are within walking distance of Zilker Park, where residents play on the disc golf course and swim in the Barton Springs. The Austin City Limits Music Festival is hosted here, boasting more than 130 bands across eight stages during its two-weekend run. Locals also hike the Barton Creek Greenbelt and tube down the creek.
